Before marketing the property
- Check whether the property needs licensing
- Confirm EPC position and keep a copy
- Arrange gas and electrical checks where required
- Decide whether you need landlord insurance, rent guarantee or legal cover
- Create a folder for certificates, tenancy documents and warranties
Before move-in
Set the tenancy start date, deposit protection reminder, inventory date, rent due date and first inspection reminder. These dates are easier to enter once at the start than recover from later.
After move-in
Record the expiry dates immediately. Gas safety, insurance, mortgage product end dates, fixed-rate utility deals and tenancy review dates should all be visible from the property record.
