Add the certificate and the next due date to Life Admin, then set reminders ahead of the deadline. You still need to arrange the inspection and complete any work.
What is an EICR?
An Electrical Installation Condition Report records an inspection of the fixed electrical installation: wiring, sockets, lighting and the consumer unit. It is different from a boiler service or a check of portable appliances. Keep the complete report, including observations and the inspector’s recommendation, rather than only a photograph of its first page.
How often does a landlord need an EICR?
For the England duties described here, five years is the maximum routine interval, not an automatic promise that every report lasts that long. A qualified inspector can specify an earlier date. Electrical safety must also be maintained between inspections; do not leave a reported fault until the next scheduled test.
As an organisational example, if your report states “next inspection by 15 September 2028”, record that date and a separate reminder to arrange the visit beforehand. Do not calculate a later date simply by adding five years to the date you uploaded the PDF.
What does an unsatisfactory EICR mean?
| Code | Meaning | Response |
|---|---|---|
| C1 | Danger present | Immediate action is needed to remove the danger. |
| C2 | Potentially dangerous | Remedial work is required. |
| FI | Further investigation required | Arrange investigation without delay. |
| C3 | Improvement recommended | This code alone does not make the report unsatisfactory. |
Do not mark a property as sorted just because an inspection took place. The report’s outcome and the evidence of any follow-up work matter. In England, required remedial or investigative work must generally be completed within 28 days, or sooner if the report specifies. Obtain the written confirmation and supply it as required. Check the full duties and reasonable-steps guidance.
What is the fine for landlords without an EICR?
Current England guidance states that councils may impose a financial penalty up to £40,000 for specified breaches. The guidance distinguishes offences before and from 1 May 2026. The maximum is not an automatic bill for every late inspection. Councils also have remedial enforcement powers; follow any notice and get advice about your particular case.
Who receives the electrical safety report?
Under the England regulations, provide it to an existing tenant within 28 days of the inspection and to a new tenant before occupation. A council request has a seven-day supply deadline. Retain the report for the next inspector and keep evidence of delivery. Read regulation 3.
Do the same rules apply across the UK?
- England: this guide’s penalty and delivery discussion concerns England. The current guidance also covers social housing; social landlords have additional equipment duties.
- Wales: the fitness-for-human-habitation framework requires an electrical condition report with a maximum five-year interval, shortened where the report requires. Use the Welsh rules for document delivery and enforcement.
- Scotland: the Repairing Standard includes both the fixed installation report and inspection/testing of landlord-provided electrical equipment, at intervals no longer than five years or sooner when required.
- Northern Ireland: private-tenancy electrical safety regulations require inspection at least every five years or the shorter report interval. HMO arrangements have separate licensing requirements.
The official national sources below explain the details. Do not apply the England penalty figure to a property elsewhere.
A practical EICR renewal checklist
- Find the complete current report for the right address.
- Read the outcome, next inspection date and every action required.
- Book a qualified person and agree access with the tenant.
- Keep quotes clear about inspection, investigation and repair charges.
- Save the new report, follow-up confirmation and tenant delivery evidence.
- Update your recorded due date and choose a booking reminder.
Inspection prices vary with the installation and scope. Ask what the quote includes and whether remedial work is priced separately, rather than relying on a single “national EICR price”.
Common questions
Is an EICR needed every year?
Do not confuse the routine EICR interval with the annual gas check. Follow the electrical report’s date and act on faults when they arise.
Does a new tenant automatically mean a new EICR?
A tenancy change does not automatically restart England’s inspection clock. Check the report is still applicable, address any safety concerns and meet the new tenant’s document requirements.
Can I treat a reminder as proof of compliance?
No. A reminder is an organisational aid. Your report, completed work and other required evidence establish what has actually been done.
See how certificate tracking looks in practice
A portfolio is easier to organise when each certificate belongs to the correct property. In Life Admin, keep the property address, document and recorded due date together. Choose a reminder that gives you time to contact an engineer and arrange access, rather than discovering the date at the last minute.

Once dates are recorded, try Ask Life Admin with a question such as “Which compliance certificates expire soonest?” Answers help you find saved information; always check the original report before acting.
Add the certificate and the next due date to Life Admin, then set reminders ahead of the deadline. You still need to arrange the inspection and complete any work.
